You know that, in order not to be 0, there must be at least one combination of X and Y for which ALL of the factors are 1.

So start with the assumption that X = 0 and see if there are any factors that, based solely on that knowledge, are zero. There are -- the third one. So you know that it doesn't matter what any of the other variables happen to be, if X is 0 then the output is zero. How about if X = 1?
