Measuring potentiometer

Hello
Can someone explain measuring linear potentiometer.
Here the story i measuring Linear 5,000 potentiometer using digital multimeter.
when I set potentiometer to zero than slowly rotate potentiometer to high value i notice the number on the meter jump high and low.
For some reason cannot get number to go from zero small to big like 10 ohm ,20 ohm ,30 ohm slowly to 5000 ohm ,instead the number jump over the place on the meter.

Its very possible the Pot track internal wiper contact is dirty, needs a clean with 'lube'
Its a common problem with pots

Connecting the wiper to one end of the pot can help limit the effect of the jumping. When the wiper loses contact with the track, instead of jumping to "infinite" resistance, it jumps to the max resistance of the track.

Or throw the pot away and get a new one. If a pot has been overloaded (burned spots where the wiper rides on the resistance material), there is no way to rejuvenate it.
