flyback transformer withlow leakage inductance and low capacitance

I use EER28L core with primary N=38 turns (185 UH) and secondary N=7 turns(7UH) ,I need the capacitance between primary and secondary less than 20pf and leakage inductance less than 2UH, I have problem to get these low leakage and capacitance, any idea ?
